Terms & Conditions

SHAVER LAKE VACATION RENTALS (SLVR) TERMS AND CONDITIONS 

You are renting for the dates specified on your rental agmt. /folio and agree to the following terms and conditions without exception: 

PROCESSING FEE:  A $100.00 non-refundable processing and peace of mind damage waiver fee is automatically charged upon booking each reservation.

PEACE OF MIND DAMAGE WAIVER PROGRAM:  A Security Deposit will NOT be charged at this time.  However, you hereby authorize Shaver Lake Vacation Rentals to charge your credit card, provided to us when you place the reservation, for any excess cleaning, plumbing stoppages, missing items, intentional damages to property, smoke or other damage to its contents, or Home Owner Association fines based on infractions of any Community Rules during your stay.  The Damage Waiver will relieve you of costs for most unintentional damage to the property reported to SLVR during your stay.  The Damage Waiver does NOT cover intentional damage, excessive cleaning, plumbing stoppages, irresponsible behavior, pool cues, and burns near fireplaces or payment of fines.  See Damage Waiver for details.

CREDIT CARD AUTHORIZATION:  Guest authorizes SLVR to charge guest’s credit card account for rental fee, optional linens, cleaning, processing, and any damage expense exceeding damage waiver limits without further authorization from responsible party.

CANCELLATION:  If you cancel less than 60 days before your arrival date the full rent amount is forfeited.  Rent will not be returned or prorated if you arrive late or leave earlier than your scheduled departure.  SLVR has the right to cancel any reservation if the property is no longer available for rent or in SLVR’s view it is unsafe to rent.  Occasionally guests are moved to different properties without notice.  SLVR will not be held responsible for any misconceptions you may have regarding your rental cabin/condo.  Cancellation due to weather conditions, lack of snow or lake level is not acceptable under our cancellation policy. You acknowledge being offered Travel Insurance when you booked the reservation. Terms of the third party travel insurance policy dictate whether any or all of your reservation cost will be refunded. Refunds are made directly from the insurance company.

SIGNED CONFIRMATION REQUIRED:  Signed confirmation must be received within 5 days of booking or reservation is subject to cancellation.  If booking a reservation within 5 days of arrival, confirmation must be received by our office within 24 hours of arrival or reservation may be cancelled.  It is guest’s responsibility to verify that dates & rates on confirmation are correct before returning. 

PAYMENT:  is due 60 days in advance of arrival.  Cash/Certified Funds/Discover/American Express/Master Card/Visa and e-checks are accepted. There is a $10 fee for e-checks.

NON-REFUNDABLE CLEANING FEE:  (not a deposit) charged for cleaning after departure.  This is unrelated to the damage waiver. 

MAXIMUM OCCUPANCY:  If guest allows more people to stay the night in the property than the stated maximum occupancy, guest agrees to pay a $500.00 over-occupancy fee, and authorizes this fee to be charged to their credit card on file. 

BOAT & TRAILER PARKING:  is not allowed if you are renting property in Ockenden Ranch, Bretz Mill Condos, Sierra Pines, Musick Falls, Musick Ridge, Timber Ridge, Little Ridge or Granite Ridge.  Guest is responsible for any penalties from an Association, plus a $50 fee if guest chooses to ignore this or any other Association regulation.  Please call SLVR for alternative parking options.

CHECK-IN/CHECK-OUT:  Check-in time is 3:00 PM.  Check-out time is 11:00 AM.  Keys will only be released to the responsible party unless advanced arrangements have been made with SLVR. Late check-outs are not allowed without advance permission from SLVR, and if granted, are subject to additional fees. One add’l night’s rent will be charged automatically for unapproved late check-outs. Guest agrees to their credit card being charged for this expense without further authorization. 

PETS:  Pets are not allowed in our rental properties unless property is designated “pet friendly”.  If evidence of a pet is found on your rental property, guest authorizes a $500.00 fine being charged to the credit card on file immediately.  Guest is responsible for and will pay all costs necessary, as determined by SLVR, to remove scent, hair and all other pet related issues from property. If you bring your pet to a “pet friendly” property, you agree to keep your pet under control and within the boundaries of your rental property at all times. You are responsible for any and all damage, odor, stains, etc to your rental property and the property of others. You authorize SLVR to charge all expenses for repairs caused by your pet to your credit card without further authorization.  

NOISE:  Please be aware and respectful to the neighbors around you. They could be full-time residents and on a different work/sleep schedule than yourselves who are vacationing.  You are required to follow all noise ordinances.  Failure to do so could result in an early departure without refund.  If the Rental Agent is called out to handle a situation at your rental property due to noise or misconduct at your rental property, you agree that your credit card will be charged a $250 fee without further authorization.

NO SMOKING:   is allowed in any of our rental properties.  Guest authorizes a $500.00 smoking fee being charged to your credit card immediately upon discovery of smoking in the property, PLUS entire cost to remedy smoke odor and/or other damage.

EMERGENCY CALLS:  Guest agrees that guest shall pay for SLVR employee time required responding to an after business hours, non-emergency issue or if SLVR is called out for a guest-caused issue of any kind.  Rate charged to guest is $60.00 per hour per man, one hour minimum. SLVR solely determines whether issue was emergency, non-emergency or guest caused.

NO CAMPFIRES:  Campfires are NOT permitted on our properties.  Be advised that if evidence of a campfire is found or we are notified or you are witnessed having a campfire you authorize a $500.00 fine immediately being charged against your credit card. 

TELEPHONES/CABLE/SATELLITE:  If your cabin/condo is equipped with a telephone, it is for local and emergency use only. Please use your credit card or call collect.  To make a credit card call, you must dial 00 for operator assistance.  Any additional cable/satellite programming (i.e. “pay per view”) available in your cabin/condo is NOT for guest use.  Guest is responsible for ALL long distance calls and/or additional television programming appearing on the owner’s bill during their stay plus a $50 service fee.

LOST/UNRETURNED KEYS:  If keys are not returned to our office at check-out, you authorize a $50 per key charge on your credit card.  Guest acknowledges receipt of two sets of keys and accepts responsibility for additional keys issued to guest or his guests. If a Bretz Mill Condominium Key card is lost or damaged, a fee of $150.00 will be charged to the guest’s credit card for replacement.

LINENS/PAPER GOODS:  Linen service is available in Shaver Lake and a few properties in Huntington Lake. If you have not opted to pay for linen service, please bring bed sheets, pillowcases, and bath and dish towels.  Blankets and pillows are provided.  You should bring all paper goods, bath & dish soap and any personal/specialty items.

FIREWOOD:  Firewood is not guaranteed at any of our properties.  If burning a fire is important, you may want to bring wood with you or contact our office for phone numbers of local firewood providers.  Firewood is provided at the Huntington Condos during the winter months at a community bin at the Rec. Center.  Please take only what you can use during your stay.  Fireplaces are purposely left with some ashes to help fire starting. You provide your own kindling and fire starter.

EQUIPMENT/APPLIANCES:  Each property is individually owned and furnished.  Every effort is made to keep televisions, VCRs, DVD players, coffee pots, washer, dryers, etc. (if provided) in good working order; however, SLVR does not guarantee that they will work properly during your stay.  If a particular appliance, utensil, etc., is important to you, we suggest you bring it with you.  Please note that all fireplace/woodstoves are for heating purposes ONLY!  NO COOKING ALLOWED!  If charcoal or lighter fluid is found in a fireplace/woodstove, renter agrees to a $250.00 fee charged to their credit card.  Gas BBQs found with evidence of charcoal use will be charged for cleanup or total BBQ replacement if damaged.  No charcoal BBQ’s are allowed at the Huntington Lake Condominiums. Doing so will result in a $250.00 charge to your credit card which you hereby authorize. We don’t guarantee BBQ usage in winter.

ANTI-FREEZE WARNING:  Shaver lake Vacation Rentals uses anti-freeze to prevent pipes from freezing in the winter.  Guest accepts responsibility to flush all toilets and rinse sinks before use.  Anti-freeze is deadly to pets and humans. 

MISHAPS/WEATHER:  SLVR is not responsible for inconveniences due to the elements.  In the event a problem occurs, we will do all we can to solve it in a timely manner.  SLVR will do the best we can to describe your rental to you; however previewing is recommended if you have special needs.  SLVR is not responsible for damage caused by appliances.  No discounts or refunding of rent will be given for mishaps, weather, ski/boarding conditions at Sierra Summit or lake conditions.  During winter months, you must carry tire chains (per Cal Trans regulations), and it is advisable to carry a shovel and sand or salt in your car at all times.  Parking is plowed in the winter prior to guest’s arrival.  Road and driveway snow removal is done by independent vendors on their own schedule.  Cancellation due to weather condition, lack of snow or lake level is not acceptable under our cancellation policy.

PROPERTY FOR SALE:  If the cabin/condo is for sale or goes on the market after you book, it may be shown during your stay.  Every effort will be made to protect your privacy.  If the cabin/condo sells prior to your arrival or becomes uninhabitable, this agreement becomes void.  In that event, SLVR will do everything possible to relocate you, but cannot guarantee it.

LOST OR MISSING ITEMS:  SLVR is not responsible for any items left behind after your stay.  If you would like SLVR to mail /ship item(s) left, you will pay the cost of the shipping plus $25.00 fee.

SAFETY:  Wear proper equipment and keeping snow and ice clear of walkways and driveways.  Skateboards & snowboards are not allowed at the Huntington/Eagles Nest Condos.  SLVR is not responsible for personal injury or damage to property while occupying one of our owners' properties.  Guests agrees to hold Coldwell Banker Shaver Lake Real Estate, Inc., SLVR, their employees, Dana & Jayne Smith and the property owner harmless and free of liability for injuries or damage that may occur during guest’s stay.

AGREEMENT TO TERMS AND CONDITIONS:  Prices, terms and amenities are subject to change without notification at SLVR's discretion. SLVR appreciates your business and thanks you in advance for your cooperation in complying with these terms and conditions and all other rules, laws and ordinances.
